Letting your property

Step 1 - Choose Your Package

Choose from our two cost effective ways of letting your property and save on high street estate agency fees. Both packages are backed up by our professional and experienced lettings team.

Step 2 - Property Visit

As soon as we have received your instruction we will contact you and arrange for our experienced property agent to arrange a property visit. Once at the property we will compile a detailed write up of property particulars and take professional photographs maximizing your property's potential.

Step 3 - Marketing

We will agree on a marketing price and discuss the best marketing strategy for your property. When you are happy with everything we will then upload the data to leading property websites. These will include Rightmove, Zoopla and Prime Location. We will then arrange for a 'To Let' board to be erected.

Step 4 - Viewings

Potential tenants are always checked and we will only provide suitable tenants based on your requests. Viewings are arranged by telephone or email.

Step 5 - Feedback & Rent

All viewings are followed up along with the viewer's valuable feedback. Regular updates are also essential and will be periodically made. Once we have negotiated the rent, and move in date, we undertake detailed referencing which includes a bank statement review, previous landlord reference and an employment reference. If instructed, during this time we will arrange for an energy performance certificate, gas safety certificate, inventory/schedule of condition and any other mandatory requirements.

Step 6 - Progression

Once we have obtained satisfactory references, we will then arrange for the drafting of the tenancy. This is usually for an initial period of six months and can be renewed thereafter on either a six or twelve month basis. We will then request from the tenant the first month's rent in advance, along with a month's security deposit and, once cleared funds have been received, the tenancy and standing order for future rental payments will then both be signed and at this point we will hand over the keys.

Step 7 - Completion

Once completion takes place and the tenancy has started, we will arrange for the register of the deposit, package up all related documents which will include a statement of account, and these will be forwarded onto you for your records. We will also arrange for the collection of the Let By board if necessary.
